Welcome to the XtraSpace hosting community. By listing your space on our platform, you are opening doors to opportunities, networking, and passive income. To maintain a high-quality ecosystem, we require all Hosts to adhere to the following guidelines.

Important Notice on Platform Liability

XtraSpace is a technological mediator providing a platform for you to advertise your space. We do not own, manage, or endorse any listings. By listing your space, you acknowledge that you are solely responsible for its legality, safety, and any incidents that occur on the premises. XtraSpace holds zero liability for property damage, guest misconduct, or regulatory violations.

1. Accurate Representation

  • Honest Media: Ensure all photos and video walkthroughs accurately represent the current state of the space. Do not use digitally altered misleading images.
  • Clear Pricing: Clearly define your hourly or daily rates without hidden fees. Include pricing context (e.g. "per desk" vs "whole room") in the description.
  • Amenities: Only check off amenities (WiFi, Projector, AC) that are currently functional and readily available to the Guest.

2. Legal & Safety Compliance

  • Right to Lease: You must legally own or have the explicit authorization (e.g., from your landlord) to sublease or rent out the space you are listing.
  • Local Laws: Ensure your rental activities comply with local zoning laws, HOA regulations, and tax requirements. XtraSpace is not responsible for any legal penalties you incur.
  • Safety Standards: Spaces must meet basic safety standards, including accessible fire exits, functional smoke detectors, and a clean environment.

3. Guest Communication & Professionalism

  • Responsiveness: Aim to respond to booking inquiries and messages within 24 hours. A fast response rate increases your visibility on the platform.
  • Respectful Interaction: Treat all prospective and confirmed Guests with professional respect. XtraSpace has a zero-tolerance policy for discrimination based on race, gender, religion, or sexual orientation.
  • Issue Resolution: If a dispute arises regarding damages or use of space, attempt to resolve it professionally with the Guest first.

4. Best Practices for Success

  • Keep Calendars Updated: Prevent double-booking and rejection penalties by proactively managing your space's availability calendar.
  • Clear House Rules: Clearly state any restrictions (e.g., "No loud music after 8 PM," "No alcohol") in your listing description so Guests are aware before booking.
