How to List Your Space and Earn from Idle Hours

By XtraSpace · Updated

Short answer

List a space on XtraSpace for free: sign in with Google, add honest photos, a clear description, working amenities, your hourly or daily rate and the hours the space is free, then publish. Guests send requests or offers, and nothing is booked until you approve it. You set every price and rule.

Find your idle hours

Most spaces run on a fixed rhythm: a dance academy fills mornings and evenings, a school empties after classes and on Sundays, an office sits dark at weekends, a café has slow afternoons. Those empty hours still cost rent and electricity. List only those hours, and your regular use is never disturbed.

Write a listing guests can trust

Use recent photos that show the space as it is today, with no misleading edits. Describe the floor area, seating, light and sound, and tick only the amenities that work right now. State your house rules plainly, for example "no loud music after 8 PM" or "no outside food", so guests know before they ask.

Add the nearest landmark, metro station and parking in the description. People search by neighbourhood, and they decide faster when they can picture the route.

Set your price

You choose hourly, daily, weekly or monthly rates, or "Price on request" if you would rather hear offers. Make clear what the rate covers, such as the whole room or per desk. Listing is free, and XtraSpace does not add a booking fee on top of your rate.

Approve, check in, repeat

Every booking arrives as a request with the guest's date, hours and purpose, sometimes with an offer. You accept, decline or counter. Try to answer within 24 hours, because the guest is holding their plans until you do. On the day the guest gives you the check-in code from their booking, which confirms the right person has arrived for the approved window.

Stay on the right side of the rules

You need the legal right to rent the space out, including your landlord's permission if you are a tenant, and you are responsible for safety basics such as clear fire exits and a clean room. The full list is in the Host guidelines.

  • Right to rent the space, and any permits your locality requires
  • Clear fire exits and working safety equipment
  • Accurate photos and amenities
  • A calendar that matches when the space is really free
